To get pre-approved, gather details about your income, credit history, assets, and debts. Your lender will guide you through the process, but these are the typical items you’ll need:
Valid ID (driver’s license or government-issued photo ID)
Social Security Number
Recent pay stubs
Bank statements
Tax documents (W-2s, recent tax returns, etc.)
Investment account statements
A list of monthly debts
Rental history or landlord contact info
Gift letters (if applicable)
Authorization to run your credit report
Along with me (your REALTOR®) and your lender, you’ll likely work with:
Home Inspector
Appraiser

Escrow Officer or Closing Agent

Staying in close contact to quickly address counteroffers or additional requests
This is the exciting part! Once your offer is accepted:
You’ll submit your earnest money deposit to show your commitment
We’ll schedule your home inspection (optional but highly recommended)
You’ll work with your lender to finalize your loan and provide any updated financial info
If we’ve crossed into a new month, be ready to submit your latest documents
If you’re paying cash, an appraisal is optional — but if you’re financing, your lender will require it. Here’s why it matters:
